Some of the real estate agents have been know to lie and present false information not included in contracts. For those of you who have experienced this in the State of Michigan it is a violation of the Consumer Protection Act and criminal investigations can and should be initiated.

If you are looking at new Developement like condo-tels be very careful. The developer has been known to write HOA bylaws and construct condominium documents heavily in it favor and use them to manipulate and monopalize the managemet of said developments.

If you already own in one of these developments you need to closely watch how the funds your properties are manged by both your associations and the rental management companies. The developer / rental manager has been known to ensure close friends and business associates are appointed and elected to the Boards of these Association.

The Manger of these Properties who also operate Social Clubs for the Properties have such outdated and poorly managed accounting software & oversight procedures. In one case an employee was able to embezzle 300K before being caught. The money was embezzled over several years.
