218 Professionals Earn CAI Designations

ALEXANDRIA, VA, AUGUST 22, 2007 -- More than 200 community managers and 15 reserve specialists are among the 218 individuals awarded professional designations by Community Associations Institute (CAI) during the first half of 2007—continuing evidence that professionals in the community association marketplace understand the importance of CAI designations.

The following were awarded during the six-month period:

* 179 Association Management Specialists (AMS)

* 23 Professional Community Association Managers (PCAM)

* 15 Reserve Specialists (RS)

* 1 Community Insurance and Risk Management Specialist (CIRMS)

In addition, seven attorneys were admitted to the College of Community Association Lawyers (CCAL), bringing that group's active membership to 100. The new members are Andrew Elmore, Fairfax, VA; Lynn Krupnik, Scottsdale, AZ; Jamie Platt Lyons, Atlanta, GA; P. Thomas Murray, Indianapolis, IN; James Slaughter, Greensboro, NC; Wilbert Washington, Fairfax, VA; and Alan Young, Stroudsburg, PA.

The AMS is the second tier in the hierarchy of professional certification and designations for community association managers. The first tier is the Certified Manager of Community Associations (CMCA) credential, administered by CAI's affiliate organization, the National Board of Certification for Community Association Managers (NBC-CAM). The PCAM is the third and highest credential for professional managers.

The RS designation recognizes education, expertise and experience in an increasingly important component of community association operations—reserve studies.

"We applaud these dedicated individuals for their commitment to education and professional development," says CAI Chief Executive Officer Thomas M. Skiba, who holds a Certified Association Executive (CAE) credential from the Association Society of Association Executives.
"CAI designations provide direct marketplace value in terms of increased salaries and job opportunities for the individuals who earn them. They also elevate the professionalism of the industry at large, and that's essential given the demanding, multi-dimensional nature of community association management."

CAI's designation programs were established in the 1990s and early 2000s to elevate the level of professionalism in the community association marketplace, a dynamic segment of the U.S. housing market that now encompasses more than 60 million Americans in an estimated 300,000 association-governed communities.

CAI's designation programs have elevated the professional stature of those who earn designations, and that has made CAI designations increasingly visible and valuable in the marketplace.

"Because they must be earned, CAI designations are important personal achievements that carry intrinsic and practical value," says Ann-Marie Johnson, CAI's director of credentialing programs and deputy executive director of NBC-CAM. "For the AMS, LSM and PCAM designations, professionals must demonstrate that they have mastered the course material, and not everyone makes the grade. Those who succeed and earn a designation deserve not only personal recognition, but also professional respect."

More than 3,600 managers have earned the AMS designation since it was established in 1990, while almost 1,600 managers have earned their PCAMs. About 140 professionals have received the RS designation, and 47professionals have received the CIRMS designation. (CBS4) HALLANDALE BEACH Members of a Hallandale condo association, along with police, gathered to announce the arrests of two suspects who were allegedly stealing thousands of dollars from residents.

Two arrests have been made as a result of the 17-month investigation into financial fraud at the Parker Plaza Condo Complex. The suspects allegedly stole money designated for renovations and upkeep of the building at 2030 S. Ocean Drive. They would allegedly use inflated estimates for repair work to pocket the excess money for themselves

Manager Robert Hittner, 59, and contractor Ira Silver, 62, are the suspects arrested, but more arrests are expected.

WE RECENTLY VOTED TO HAVE THE CURRENT BOARD REMOVED DUE TO POOR OR NON EXITING MANAGEMENT. I AM NOW THE PRES. OF OUR ASSOC. I AM HOWEVER HAVING DIFFICULTY IN OBTAINING THE FINANCIAL RECORDS. THE MANAGER OF THE FORMER ASSOC. SAID AT OUR MEETING HE WILL TURN OVER ALL FINANCIAL RECORDS AND INSURANCE POLICY BUT HAS DECIDED SINCE LESS THAN 24 HRS. TO SEEK COUNSEL FROM ASSOC. ACCOUNTANT. THE PROBLEM IS THAT OUR INSURANCE POLICY IS DUE ON 9-3-07 FOR RENEWAL AND HAS STATED THAT HE HAS NOT SENT PAYMENT. COULD SOMEONE PLEASE ADVISE WHAT TO DO. I THOUGHT I SHOULD EITHER CALL THE ATTORNEY GENERAL OR CALL STATE POLICE. IF WE DO NOT SEND PAYMENT BEFORE THAT DATE WE WILL END UP IN A RISK POOL. WE HAVE A NEW PROPERTY MANAGEMENT IN PLACE BUT CAN'T GET FUNDS RELEASED TO US. PLEASE HELP.\\\

Don't worry, there are so

Don't worry, there are so many insurance company bandits a short lapse should not put you in a 'risk pool,' if there have been no prior claims at all. And if one of the insurers tell you such, just call several more as there are numerous companies that underwrite these policies, and hungry for your money....but do check their claims and complaint history, because many will take the money, but then hedge on providing any coverage when a claim is actually made. Make sure you check with the Dept. of Insurance in your state, and also other communities and their experiences with their carriers.

And also check to see that if a claim was made, how efficiently and fairly it was handled, and how much their premium then increased, or whether they were dropped from coverage. Insurers have become another 'predatory' industry, and will take the money, but then either 'control' or make the claims process so difficult, that it is clear that this 'service' industry also has also no become an 'industry,' wanting those annual premiums, but 'socking it' to individuals and 'corporate' interests that have the audacity to expect that the policies which they sell and for which you are paying, are actually also 'property' and you as the policy holder(s) due the coverage for any claims made under it. Most insurers now try to 'control' the settlement and also even giving third parties the right to your benefits. Make sure you thoroughly check out the complaint record of any insurer with whom you intend to commit your neighbors assets, as there are more and more disreputable ones each and every year.

Completely ignoring the crisis of insurance coverage because of hurricanes in Florida (where Citiznes is the ONLY option for many)....
Many insurance companies now refuse to insure HOAs for any liability coverage. Why? Because of the stuipid frivolous lawsuits brought by boards (and yes, their HOA attorneys) and the resulting counterclaims that require insurance defense, or the homeowner filing suits out of self-protection, that insurance companies KNOW they will lose. This IS a serious problem here.
